Before you commit to any plot in Accra, you need to know if the price is fair. Here is the valuation framework used by professionals.

Location Analysis

Compare the asking price to similar plots in the same area that have sold in the last 12 months. Prices can vary dramatically between adjacent streets.

Accessibility

How close is the plot to main roads, schools, hospitals, and commercial areas? Better access means higher value.

Infrastructure

Is there ready access to electricity, water, and drainage? Missing infrastructure adds significant cost to development.

Zoning Verification

Verify the zoning. Residential plots in commercial zones may have restrictions or opportunities that affect value.

Development Potential

Consider development potential. Larger plots in up-and-coming areas may appreciate faster than smaller plots in established neighborhoods.

Neighborhood Trajectory

Is the area improving or declining? Look for signs of new development, infrastructure improvements, or deterioration.

Location is the primary driver of land value. Two plots 100 meters apart can have vastly different values based on accessibility and neighborhood.

Price Per Square Meter

Calculate the price per square meter and compare to neighborhood averages. Plots priced significantly above average need justification.
