The Phased Timeline
Phase 1: Site Preparation and Foundation
Typically 2-3 months. Includes site clearing, setting out, and foundation construction.
Phase 2: Structural Frame
Another 2-3 months. Complete load-bearing elements including columns, beams, and floor slabs.
Phase 3: Roof and External Works
1-2 months. Roof structure, roofing material, and external wall finishing to roof level.
Phase 4: First Fix and Plastering
2-3 months. Electrical rough-in, plumbing, and internal wall plastering.
Phase 5: Second Fix and Finishes
3-4 months. Door and window installation, painting, tiling, fixtures, and fittings.
Phase 6: External Landscaping and Handover
1 month. Driveway, landscaping, final cleaning, and handover.
Total Timeline
11-16 months for construction alone. Add 2-3 months for planning and design. Add 1-2 months for permits. Your total should be 14-21 months from start to finish.
Having your full budget in place before breaking ground is the single biggest factor in completing on time.
