Two weeks is enough time to verify a Ghana property thoroughly. Here is the day-by-day checklist.

The 14-Day Plan

Days 1-2: Document Collection

Gather all documents from seller. Indenture, ID, Lands Commission search, receipts. Without documents, you cannot proceed.

Days 3-4: Official Lands Commission Search

Your lawyer conducts official search. This verifies the registered owner and any encumbrances.

Days 5-6: Identity Verification

Verify seller identity. Confirm name matches exactly. Any discrepancy needs explanation.

Days 7-8: Site Inspection

Send someone physically to verify land exists and boundaries match. Photos and GPS coordinates required.

Days 9-10: District Assembly Check

Verify zoning and development plans. Is the land in an area approved for your intended use?

Days 11-12: Utility Company Check

Verify with utility companies for future infrastructure plans. Are roads, power lines, or drainage planned through the plot?

Days 13-14: Compile and Decide

Compile report and make decision. If anything is unclear, do not proceed.

This timeline assumes you have a competent lawyer and someone reliable on the ground. Without these, you cannot complete due diligence properly.
