Plain-English walkthrough
The Lands Commission process in Ghana is bureaucratic, slow, and often confusing. Here is how to navigate it without losing your mind.
What the Lands Commission Does
They handle land registration, which is how you get legal proof of ownership. This is the official record that matters in court.
Two Main Document Types
Land Title Certificate
Proves absolute ownership. For land that has been properly registered and surveyed.
Registered Instrument
For land that was previously unregistered. More complex process but still valid proof of ownership.
Reality of the Process
Multiple Visits Required
The process is not fully digital yet. You or your lawyer will need to physically visit the office multiple times.
Processing Time
Official processing can take 3-6 months for registered land and 12-18 months for unregistered land. Be prepared to wait.
Keep Copies
Submit documents, get receipts, follow up relentlessly. Documentation of your submissions is your protection.
Patience and persistence are your best tools. The system works, but on its own timeline.
What You Can Do
- Engage a lawyer who knows the process
- Follow up weekly on your application
- Keep all receipts and acknowledgments
